The West Humboldt Park Family & Community Development Council is a not for profit community development corporation located in the West Humboldt Park community on Chicago's West Side. The mission of the organization is to act as a catalyst for community and economic development activities in the West Humboldt Park community. To this end, the Development Council has been instrumental in attracting retail opportunities to the W. Chicago Ave. corridor, while also developing affordable housing opportunities utilizing a Land Trust model. To date, the Development Council has invested in the Chicago/Kedzie Mall, assisted in attracting a Burger King Franchise to the commercial corridor.
The Development Council is presently conducting a Micro Market Commercial Study of the W. Chicago Ave corridor between Kedzie and Pulaski. The main objective is to understand leakage rates/patterns, determine buying power of the community, while also identifying opporunties for socially responsible retail investments to occur along the commercial corridor. The last major retail development to occur was the development of the Burger King fast food restaurant in 2002. Since that date no major retail development activity has occurred along this portion of the commercial corridor.The Micro Market Commercial Study will identify retail development opportunities that would directly benefit the community through employment, workforce development/training and ownerhship, while also strengthening the local economy.
The Development Council is acquiring a two story mixed use building consisting of a commercial and residential unit. As part of this major development, the Development Council has attracted Quench Restaurant as its' tenant and has a LOI from the restaurant. Quench is a socially responsible enterprise that provides training and job opportunities to residents, ex-offenders and youth interested in the food service industry. Quench is a healthy soul food restaurant that does not sell beef or pork products. Quench has six restaurants located in the greater Chicago area. The opening of a Quench restaurant in the West Humboldt Park community represents the first major retail development activity to occur within this commercial corridor within the last nine years. Additionally, this socially responsible business represents the types of business ventures which the Development Council hopes to continue to attract to the W. Chicago Ave. corridor. Quench also has a community foundation that works with area youths during school breaks and the summer through camps, trips and mentoring activities.
The current proposal is to build out the 1,500 +/- sq.ft. commercial space to create a neighborhood sit down restaurant for 10 - 12 tables, inclusive of kitchen equipment. The Development Council will need drawings/specifications and project monitoring services for the proposed project. In addition to the build out of the restaurant, exterior work is required. Exterior work will consist of designing a facade, inclusive of signage that is attractive and representative of a design standard for the commercial corridor, as well as be ADA compliant.
